Mr. Matthew Messinger has been the Chief Executive Officer and President at Trinity Place Holdings Inc. since October 1, 2013 and has been its Director since March 9, 2016. Mr. Messinger serves as Senior Vice President and Director of Investment Management and Hotel Investments of Forest City Ratner Companies, LLC. He is responsible for monitoring the status of Forest City Ratner Companies, LLC investment pipeline. Working closely with development, finance, construction, accounting and legal teams, He leads a team that constantly analyses and evaluates deal structures, determines and helps mitigate investment risk and helps ensure that overall financial objectives are met. He led Forest City's formation of a Treasury Department certified Community Development Entity which was awarded a $51 million allocation of New Market Tax Credits. He continues to lead this entity's advisory board. Since 1997, He has also been responsible for overseeing all of Forest City Ratner Companies, LLC hotel investment activity. With Forest City Ratner Companies since 1994, He previously held positions including that of Senior Analyst, where he was responsible for analyzing retail, hotel and office development activity. Completed ground-up hotel projects that He is responsible for include the 444-room Hilton Times Square and the 463-room Embassy Suites in Battery Park City ??? the Embassy Suites flagship property. In his development role, some of Mr. Messinger's responsibilities include conducting feasibility analysis, approving designs, structuring and sourcing hotel investments, overseeing budgets, participating in creating a financing strategy, negotiating franchise, joint venture and management agreements and where necessary, negotiating with the public sector. In his asset management capacity, Mr. Messinger is responsible for maximizing Forest City hotel portfolio value and maintaining relationships with all stakeholders, including lenders. This requires conducting a continuous, detailed assessment and benchmarking of all components of the hotels, including revenue performance and levels of expenses. He also oversees special situations related to the hotels, such as Forest City's post-9/11 business interruption insurance claims and the ongoing operation of Forest City Ratner Companies, LLC food and beverage business. He is a frequent panelist and lecturer at Columbia University Business School, The Haas School of Business at Berkeley, New York University and UCLA. Mr. Messinger holds a Bachelor of Science degree from Wesleyan University in Mathematics and Economics.
