Joel Keaton — Senior Vice President of Operations at Cubesmart

Mr. Joel Keaton serves as the Senior Vice President of Operations at CubeSmart. Mr. Keaton has direct oversight of the Company's store operations, which encompass 531 locations organized in three geographic divisions. Previously, Mr. Keaton served as the Vice President of Marketing at CubeSmart. Prior to this, he served as the Division Vice President of Operations at United Stor-All Management LLC. Mr. Keaton joined United Stor-All Centers in November 2006 and was responsible for day to day property operations of all its owned and third-party owned facilities, which included managing the operational performance of the properties, overseeing management personnel and capital improvements. Prior to joining United Stor-All Centers, he served as Senior Director in Operations with Extra Space Storage and Storage USA since 1993 and his primary responsibilities were managing the transition team that coordinated the operational transfer of 450 properties when Extra Space Storage acquired Storage USA in 2005. Mr. Keaton's responsibilities included all operations reporting, operations policies and procedures and he was intimately involved in the proprietary, internet based, facility and nationwide call center operating system developed by Storage USA. Mr. Keaton has more than 20 years of self-storage industry experience, including management positions at two other publicly traded self-storage REITs and a national provider of self-storage property management services.
