Lets Get Started
To publish a new listing, hit the create icon at the center of your screen. Choose between a sales listing or a rental listing. Then enter the building address and unit. Touch the create listing button and you are on your way.
In the management tab, you can add key details about the listing, like the commission structure for sales or the terms of exclusivity for rentals. For rentals, you can take a picture of the exclusivity agreement and upload it directly to the listing. From the management tab, you can also leave internal notes for colleagues from your brokerage. These will only be visible to you and your team.
Add Building Amenities
Hit next and then update the building information. New building amenity options include the type of outdoor space, type of doorman and expanded options for shared amenities.
Then Add In-Unit Amenities
In the unit tab, you can add price, number of bedrooms and improved in-unit amenities like type of view, type of fireplace and type of outdoor space. For rentals, you can add details about concessions and short-term lease options.
Next, Upload Photos
With the new app, you can take photos and upload them directly from your phone. You can also add links to videos on YouTube or Vimeo. Want to include a floor plan? Snap a screenshot of it and upload it just like you would any other photo.
Schedule Open Houses
Coordinating open houses is a headache, but with the new Agent Tools app, you can schedule, update and delete open houses on the go. If your clients plans change or youcan'tmake it, its no big deal to quickly reschedule an existing open house or add a new one.
And Presto! Your Listing Is Published
To publish your listing, change the status icon at the bottom of the screen from draft to active and then youre in business. Your listing will be published in real time and will appear in front of renters and buyers in seconds.

If you enter a listing in a building that doesnt exist on StreetEasy yet, submit a request to our Customer Support team via our or live chat.
Before uploading photos, you must give StreetEasy access to your images.
Do not delete your existing StreetEasy app. You will need the existing StreetEasy app to search for listings and connect with clients. Agent Tools is exclusively for entering and editing listings.
View ArticleSwitching from feed syndication to direct entry with Agent Tools is easy and StreetEasy is available to help make the transition seamless. In order to switch from feed syndication to direct entry with Agent Tools you will need to complete the following:
Ensure all contacts for listings (agents, leasing offices, etc.) have an active StreetEasy agent account. Without an active StreetEasy agent account, your agents will not have the ability to add and manage listings directly on StreetEasy.
Please ensure agents are creating accounts using the same email address syndicated through the existing feed.
If your brokerage has a unique email domain it should be used upon registration (i.e. @streeteasy.com).
At your request, StreetEasy will provide a list of contacts who do not have an active StreetEasy agent account.
Provide a date and time you would like to make the transition.
Please ensure your agents are aware of the upcoming changes.
If applicable, please ensure your feed provider is aware of the upcoming changes.
Please do not remove any listings from your feed until the feed has officially been shut off on StreetEasy's end. StreetEasy will confirm with you once this has happened.
Ideally, your agents will be informed to make any final listing updates through the feed prior to the last feed run. At your request, we are happy to provide Agent Tools training materials and resources to your agents in-advance of the last feed run. After the last feed run, listing updates should be made directly on StreetEasy. StreetEasy will be able to provide you with the times your feed processes to schedule accordingly.
Once your company has transitioned from feed syndication to direct entry with Agent Tools, StreetEasy will send an introductory email welcoming your agents to Agent Tools on StreetEasy and providing them with training materials and resources.

Q: How do I create a StreetEasy agent account?
A: In order to create a StreetEasy agent account please visit www.StreetEasy.com and click 'Register' at the top of the screen. Input your email address and set your password. You should now have a StreetEasy agent account.

View ArticleAll rental listings advertised on StreetEasy are currently charged $4.50 per day, or part thereof. From January 1, 2020, this will increase to $6.00 per day, or part thereof.
As such, we want to ensure you understand when you will get charged and how to get in touch with us if you have questions.
Who is billed?
To be published on StreetEasy, every rental listing must have an assigned Billing Agent. This is the Agent that will be charged for the listing being advertised. A Billing Agent must be:
Opted into the NYC Rental Network and have a valid credit card on file
Have an account in good standing i.e. not delinquent
How is the Billing Agent selected?
This is selected when the listing is created through Agent Tools. If you are creating the listing in your account, you will automatically be selected as the Billing Agent. If someone from your Listing Department creates listings, they will select the Billing Agent when they create the listing. If you need to change a Billing Agent, anyone from your brokerage with a StreetEasy Agent Tools Manager account can assist. If you are not sure who to contact, reach out to [email protected] or live chat with us from your account for a real-time response!
PLEASE NOTE: If there are multiple agents on a rental listing and the Billing Agents account falls into delinquency, the next eligible agent on the listing will automatically become the assigned Billing Agent.
When do we bill?
Rental listings are billed on a monthly basis and retroactively for all rental listings that have been advertised in the prior month i.e. you would be billed on December 1st for all rental listings advertised in November.
You can access the invoice in your StreetEasy account but we do not send these out on a monthly basis. We automatically bill the credit card on file on the 1st of each month.
What happens if the charges are declined by my credit card company?
We will try and charge the card on file 3 times - on the 1st, 7th and 15th of the month. If the final attempt on the 15th is not successful then your account will be suspended. This means that all rental listings will be removed from StreetEasy and you will not be able to edit or add sales listings. If there are other agents associated with your rental listings that are eligible to be Billing Agents, one will automatically be assigned as the new Billing Agent. Your account will remain suspended until you enter a card to satisfy the unpaid balance.
How can you keep track of your pending charges and past invoices?
You can see all pending charges and past invoices in your StreetEasy account. Select Account and then Billing Account. In your Billing Account you can access the following information:
Payment method you have on file
Pending charges for rental listings
Exclusive Rental Invoices: these are past invoices for rental listings and can be viewed and printed
Billing Transactions: other charges for products purchased e.g. Featured Listings

I heard StreetEasy is no longer accepting listing feeds, is that true?
Yes, but not immediately. StreetEasy hasbeen successfully transitioning brokerages over to direct entry since mid-year. Over the next several months, the team will be working closely with remaining brokerages who send listings through a feed to transition them to direct entry.
Why is StreetEasy making this change?
Ultimately, data integrity is our foundation and at the core of why customers turn to and trust StreetEasy. Were choosing to focus on new technology that delivers customers information they can continue to trust, while also offering agents better ways to move listings and grow their business.
While this is a step towards providing a streamlined point of entry, we realize it may not work for every brokerage. We want to keep an open dialogue about the challenges youre having were listening to make this the best tool possible.
We have reached out to the key contact we have on file for your brokerage and will be offering assistance to ensure a successful transition. You will receive a notification from StreetEasy when your brokerage has scheduled a date to switch to Agent Tools.

What do agents get by using Agent Tools? What are the features? What are the benefits to agents?
Agent Tools is a listing entry platform and dedicated app, designed with agents in mind. You get 24/7 access to tools that give you 100% control over your StreetEasy listings.
You will also get access to exclusive features and products, with more to come in the next year. Agent Spotlight is a great example. A product that expands your presence on sales listings and lets potential buyers reach you directly.
When will this take place?
The transition will take place over the coming months and we will liaise with your leadership team to agree on a date. We are here to provide dedicated resources and training materials to ensure this is successful for you and your brokerage.Once a date is scheduled by your brokerage, you will receive email confirmation from StreetEasy.
How much does it cost?
There is no cost to use Agent Tools. Agents will gain access to exclusive features and optional paid products via Agent Tools, including Featured Listings, Experts and Agent Spotlight. Note there is a daily fee for each rental listing advertised on StreetEasy.
How will my listings get to Zillow?
Transitioning to Agent Tools will not change how listings are shared with Zillow Group sites. Once published on StreetEasy, sales listings are automatically shared across Zillow Groups consumer brands (Zillow and Trulia). Rental listings are shared with Zillow, Trulia, Hot Pads and Naked Apartments. To publish rental listing on StreetEasy, agents must opt-in to the NYC Rental Network and there is a daily fee for each rental listing advertised.
Is Zillow (or any Zillow Groupbrand) planning to stop accepting feeds?
There are no changes to how other Zillow Group brands receive listings.

Q: Who has access to Agent Tools and the dedicated agent app?
All brokerages wishing to advertise sale and rental listings on StreetEasy must use Agent Tools to publish the listings. StreetEasy is no longer supporting feeds. We are working with all brokerages that currently send listings to us in a feed, to transition them to direct entry with Agent Tools. We are here to offer support and training during this transition.
Once transitioned to Agent Tools all agents will get access to download the StreetEasy Agent Tools App on iOS or Android and start managing their listings on StreetEasy in real time.
Q: If I am using a Feed, how long before I have to transition to direct listing entry with Agent Tools?
Starting in November 2019, the transition will happen over the next several months. Our teams will be working closely with brokerages to ensure a smooth transition, in addition to providing dedicated resources and training for agents. We will be reaching out to our key contact of record for each brokerage directly to schedule the date of change and will then confirm this in an email to all agents. Q: Will there be any impact on my existing listings when I move from a Feed to Agent Tools?
Existing listings remain as they are and can continue to be modified as needed. The only impact for existing listings is that agents can see the new listing entry software when making new edits. Agent can also edit existing listings once theyve downloaded and logged-in to the new StreetEasy Agent Tools app.

How to Edit Your Listings
1.Log into your StreetEasy agent profile page and hover over 'Agent Tools.' Then select 'My Listings.' From there, click 'Edit.'
2.Use the drop-down menu at the top right of the screen to save your listing as a draft or publish immediately. Always be sure to hit the blue "Save" button on the top right of the screen before closing out.
Listing Management Tools
1.The 'Management' tab is where you can enter your exclusivity information and upload your agreements. Here you can specify the exact commission splits, select the listing agents and submit internal notes to be shared between you and your team.
Building Information
1. Click on the 'Building' tab to access and update information about the building. StreetEasy's building database will pre-populate the building amenities for you. You can check off any other amenities you would like to add. If an amenity you'd like to add is not pre-populated at the building, you can reach out to our team at [email protected]
Unit Details
1.The 'Unit' tab allows you to add specific details about your listing including price, number of bedrooms as well as description. You can also add listing-specific amenities like dishwasher, type of pet accepted, type of outdoor space and type of view.
Photos and Media
1. In the 'Photos and Media' tab, you can upload listing images, floor plans and videos. You can rearrange images by dragging and dropping. To delete an image, click the trashcan icon on the bottom right.
Marketing Options

How does the NYC Rental Network work?
When an agent enters their credit card information to 'opt-in' their listings intothe NYC Rental Network, they agree to advertise all of their active rental listings across the NYC Rental Network (StreetEasy, Zillow, Trulia, and Hotpads) for a daily fee per active listing. Starting February 1st, 2019, Naked Apartments will be joining the NYC Rental Network.
How do I 'opt-in' to the NYC Rental Network?
To 'Opt-in' to the NYC Rental Network click here.
You will be prompted to log in to your StreetEasy account and enter your selected payment information. Once you've opted in you will now have the ability to advertise your listings throughout the NYC Rental Network.
How do I pay for rental listings?
In order to 'opt-in' you need to enter a valid credit or debit card to associate with your StreetEasy account. You can access your payment by clicking on 'Billing' in your 'Agent Tools' drop-down. You will see the ability to add or edit your debit, prepaid, or credit card information.
How does billing work? Will my card be charged automatically?
Agents will receive one bill and charge to their credit card on file at the beginning of each month for advertising fees incurred in the previous month. More detail on the number of advertising fees incurred in a month can be found in 'Billing' in the 'Agent Tools' drop-down.
What if an agent team is marketing a rental which team member will you ask to pay? Who will get the lead?
For feed listings with multiple contacts on the listing; the first agent listed on the feed who has opted in will be charged. For manual postings; the paying agent needs to be selected. By default, the agent creating the listing will be selected as the billable agent for manual listings. All agents associated with the listing will receive StreetEasy leads, and the paying agent will receive leads from all four Network sites. All agents can view listing performance in Agent Tools.
Can I pay for only some of my listings?
No. Once you 'opt-in' to advertise a rental listing on the NYC Rental Network, either through a feed or manual posting, agents opt in to advertise and pay for all of their active rental listings, current, and future. If agents do not want to be charged for a listing, they can remove it from the feed or from their manually posted listings.
How do my rental listings get posted on the NYC Rental Network?
How you submit listings to StreetEasy will remain the same: listings will come through a feed or be posted manually on StreetEasy, but both will require that an agent submit credit card information and 'opt-in' to the Terms of Use before the listing is advertised and searchable by renters.
How do I receive leads from my rental listings on the NYC Rental Network?
The way in which an agent receives leads from StreetEasy will not change. If multiple agents are associated with a listing, all agents associated with the listing will receive StreetEasy leads. The paying agent will receive leads from all four Network sites.
What is included in the new enhanced reporting?
The new enhanced reporting portal launches in late July and enables agents to track listing performance including search views, listings views and contact volume by day. It also allows the agent to see the impact featuring a listing provides. Where can it be seen/accessed?
Will the NYC Rental Network Accept Open Listings?
StreetEasy and the other brands in the NYC Rental Network are committed to sharing only the highest-quality listings with renters. It has proven very difficult to control the quality of open listings, so we will continue to enforce a Listing Quality Policy that prohibits open listings. If you have an arrangement with a landlord that promotes accurate and high-quality listings, but it is not a true exclusive agreement, please have the landlord reach out to us and we will be happy to discuss.

View ArticleStreetEasy Experts is a new agent advertising program that helps NYC buyers find and connect with agents who have relevant experience in buildings/properties wherethey'realready searching.
How does the program work?
Qualifying agents will be displayed on both building and listing detail pages associated with buildings where they have recent sell side and buy side deal experience. Potential buyers and sellers will see an agents photo, contact information, and deal experience and have the opportunity to select an agent to contact.
Why did StreetEasy launch Experts?
Experts is the latest evolution of Building Experts. This new program was informed by years of feedback on the existing program, and a successful pilot that StreetEasy ran earlier this year.
Can I become an Expert right now?
Before agents can participate in Experts, their brokerage will need to have signed a brokerage-level agreement with StreetEasy. Agents will then need to qualify for a specific building based on their last 5 years of completed sales deals and any active listings. The initial launch of Experts on September 19 is limited to previous Building Experts who are familiar with fielding these types of connections on StreetEasy. StreetEasy will expand the program further in October.

How do I qualify for this program once it expands?
Once an agents brokerage has signed a brokerage-level agreement with StreetEasy, agents will then need to qualify for a specific building based on their last 5 years of completed sales deals and any active listings. In order to make sure deal experience can be verified, agents must claim their deals on StreetEasy.
How do I claim my deals on StreetEasy?
Log in to your StreetEasy agent account
Locate the building page of the listing in question
Navigate to the Past Sales tab
Select Claim to access the closing page
Please note that if youdon'tsee Claim or Recorded Closing it means that we havent yet received the closing record from ACRIS (NY Department of Finance).
Does it cost money?
With Experts, agents only pay if the buyer they connected with on StreetEasy successfully closes on a home. Our success is tied to agents success.
How does the success fee work?
Through StreetEasy Experts, agents work with each client to a successful close, providing us with brief status updates along the way. Once an agent closes a transaction with a buyer, the brokerage will make payment of a success fee on the agents behalf to StreetEasy.
Agents who are strong converters and provide a superior customer experience will, over time, be eligible to receive more connections through the program, while agents who do not work with the connections we deliver or update us on their progress risk being placed on hold from the program.
How is this different from Building Experts?
This is the next evolution of Building Experts. Through research and testing we know buyers want to be connected with a knowledgeable agent, and we offered building experts to folks who visited a particular buildings page. Now, were expanding that across StreetEasy, so an agent can advertise themselves as an expert on a specific listing. StreetEasy is also introducing a success fee model so that the program only costs money when a transaction closes.
How is this different from Premier Agent?
Experts is a program for experienced agents on StreetEasy who want to work with home shoppers in specific buildings where they have previous experience. There will be no upfront charge for connections to StreetEasy home shoppers. Instead, StreetEasy will charge an industry standard Success Fee (i.e., a referral fee) only when they have closed a successful transaction.

What is the cost to advertise a For Rent By Owner listing on StreetEasy?
There are two options available for purchase for For Rent By Owner listings on StreetEasy:
$185 for two weeks
$250 for two weeks with a Featured status
For Rent By Owner listings can be extended in 2-week increments.
All purchases are final and non-refundable.
I submitted my For Rent By Owner listing, whyisn'tit on the site?
If youre posting aFRBO listing on StreetEasy for the first time, or youre advertising a new property, we require some form of documentation that you own the property. Copies of your lease, utility bills, or mortgage and tax statements are all acceptable forms of verification. As soon as your ownership is verified your listing will be approved and will expire two weeks from the date and time it is approved.
How long does it take for my For Rent By Owner listing to be approved?
It takes 1 to 2 business days from when your listing is submitted to be verified by StreetEasy. If additional verification is needed, we will reach out to you via email. The rental listing will run for 2 weeks from the time it is approved. The paid duration of your listing will start once your listing has been approved and is displayed on StreetEasy. Once your listing is approved, it will syndicate to Zillow, Trulia, Hotpads and Naked Apartments.
Can I edit my For Rent By Owner listing after it has been activated on StreetEasy?
Yes, you can edit your listing at any time on your desktop by navigating to your 'Owner Tools' tab and clicking 'Edit' next to your listing. Once you have made the necessary changes to your listing you should ensure to click 'Save Changes' so that the updates are reflected on your listing. Owner Tools is not yet available on the app or through the mobile web browser.
Can I put my listing For Rent By Owner listing on hold?
You can suspend your listing at any time by logging into your StreetEasy account clicking on 'Owner Tools' and 'Suspend'. When your listing is suspended it is taken off the market and will not appear on a search for active listings on the site. When you reactivate the listing it will go back on the market and the days remaining on your purchase will resume. Listings should be reactivated within 90 days of suspending or the listing will expire.
How do I update my contact information or include my phone number on my listing?
To update your contact information or include your phone number in the contact box of your listing you will need to reach out to our Support Team. You can do so by submitting a request by clicking here: Submit a Request.
How Will I Receive My Listing Inquiries
Users/Agents have the ability to reach out to you by email or phone number. All email inquiries will go to the email address you have on file. Please ensure that you are checking your inbox and any additional folders you have as our emails might filter to different folders depending on your individual email settings. Sending yourself a test email using the contact box is highly encouraged! If you are not sure which email address you're using or if you want to include your phone number on your listing, please get in touch with our Support Team. I paid extra to feature my For Rent By Owner listing but Idon'tsee it featured
Since no two searches are alike the listings that appear as Featured on a search can vary greatly. If your listing doesnt appear as the top two Featured results right away, it means there are more than two Featured listings that match your search criteria. If you refresh the page a few times youll notice that the featured listings have rotated and your listing will eventually be in that rotation.

No. StreetEasy requires the full legal address and legal unit number for all listings. At StreetEasy, data integrity and listings accuracy is of the utmost importance.
Can I advertise my For Rent By Owner unit at the same time as my brokerage or management company?
Duplicate listings are not allowed. If a real estate agent or management company is advertising your unit, your listing will not be approved. If you would like to remove the real estate agent or management company's listing in favor of your listing, please contact the StreetEasy Support Team.
Am I allowed to charge a broker fee for my For Rent By Owner listing?
Brokerage fees are not allowed for For Rent by Owner listings. All FRBO listings show as 'No Fee' on StreetEasy.

StreetEasy does not change or calculate any final sales price. The sale information that we are displaying is data that we directly receive from ACRIS and is part of public record. Additionally, you can also perform a manual search via the citys ACRIS website.
If youdon'tsee a closing price next to a listing, it generally means one of the following: 1. The listing was sold but the sale was not yet recorded with the Department of Finance, from which we get the closing data2. The listing was marked as sold by the broker but really never sold3. The listing was taken off the market and was de-listed4. The listing is no longer available from this particular agent but may be available from a different agent/brokerage
If there is an error, it is an error that was filed with the City and therefore any corrections must be filed there. When the sale gets recorded with the City, we show it within 24 hours. However, how soon a sale gets recorded, depends on the sellers attorneys. The City requires that sales get recorded within 15 days of the closing but we have seen sales get recorded years later. However, most sales get recorded within 2-8 weeks of the closing.

Navigate to the closing page of a property to claim deals as far back as 2004 for co-ops and 1995 for condos.

StreetEasy folders are only available to Real Estate Professionals.
StreetEasy Folders are a great way for you to manage and share your saved items on StreetEasy.
With StreetEasy Folders, you can save listings, buildings, and searches in an organized fashion on StreetEasy. Each Folder you create serves as a place to interact and monitor these saved items with your partner, clients, fellow agents, friends or anyone else involved in the search process. You can access your folders by hovering your mouse over Agent Tools and selecting Folders from the drop-down menu.
Please note, StreetEasy Folders is currently only available on desktop and is not available on mobile web or the app.
If youdon'tsee the option for Folders, please submit a request to our Support Team.
Creating a Folder
Ifyou'venever created a Folder before, by default, you will have one folder existing in your StreetEasy account labeledUntitled.
To create a Folder, hover your mouse over Your Account and select Folders from the drop-down menu. From here, youll see a default folder labeledUntitled or the option to create a new Folder.
If you click on Untitled, you will see the option to Edit/Organize your Folders. Onceyou'veselected the option to Edit/Organize your Folders you will see the option to Rename or Discard your Untitled Folder or add a New Folder.
If you do not see a Folder labeledUntitled you will automatically be taken to the Edit/Organize page of your Folders. From here, you will see the option to Add A New Folder. Simply click on 'Add A New Folder' to create a Folder.
Adding searches, listings, or buildings to a Folder
You can easily add searches,listings, or buildings to your Folders by saving the item.
Adding a search
To add a search to your Folders, you must first perform the search based on the criteria you are looking for. You can do that either in the basic search from the homepage or the advanced search (found by clicking on +Advanced Options under the search bar). Once you find the search results youre looking for youll see the option to save the search by clicking on Save Search
If you only have on Folder the search will automatically be saved to your default Folder. If you have multiple Folders you will see the option to select which Folder you want to save the search in. Youll also see the option to change the name and add notes.
Adding a listing
There are two ways to add a listing to your Folders. You can add a listing to your Folders from search results or from the listing page.
Search Results
Onceyou'veperformed a search and have the results you can easily add listings to your Folders from the search results page. To add a listing to your Folders from your search results, you can simply click on the Save button.
If you only have one Folder the listing will automatically be saved to your default Folder. If you have multiple Folders you will see the option to select which Folder you want to save the listing in. Youll also see the option to change the name and add notes.
Listing Page
You can easily add a listing to your Folders directly from the listing page. To add a listing directly to your Folders from the listing page youll need to first locate the listing you would like to add. Onceyou'vefound the listing, simply click on the Save button.
If you only have one Folder the listing will automatically be saved to your default Folder. If you have multiple Folders you will see the option to select which Folder you want to save the listing in. Youll also see the option to change the name and add notes.

Editing and Organizing Folders
Editing and organizing your Folders allows you to see all of your folders on one page. You'll also see the ability to add new folders, rename them, or discard them.
To edit and organize your folders, hover your mouse over Your Account and select Folders from the drop-down menu. If youdon'timmediately see the option to Edit/Organize Your Folders, click on the title of the folder, located on the top left-hand side of the screen. This will popup a window with a list of your current folders, and youll see the ability to click on Edit/Organize. This will take you to a page that shows all of your active and discarded folders.
You can expand the groups by clicking the blue arrow to see a full list of the folders within the group. Expanding the group will enable you to rename the group, rename individual folders, create new folders within the group and rearrange the order of the folders.

Featuring a Listing
To feature a listing on StreetEasty, login to your account and hover over Agent Tools, Manager Tools, or Landlord Tools and click on 'My Listings' from the drop-down. From here, you'll see all of your active and draft listings in your account. Click on the checkbox next to the listing you would like to feature, and you'll notice you'll then have the ability to 'View Cart'. View your cart and follow the steps to select which duration length you would like your listing to be featured for, and then confirm the purchase.
Steps to view your Featured Listing in Listing Reporting
Login to your StreetEasy Account
Hover your mouse over Agent Tools, Manager Tools, or Landlord Tools
Click on 'My Listings'
Click checkbox next to listing you would like to feature
Click on View Cart'
Select duration and confirm your purchase
Confirming your listing is Featured
Once the Featured Listing purchase is complete, your listing will be featured instantaneously. You can check to see if your listing is being featured by performing a search or viewing your Listing Reporting:
Performing a search: To check if your listing is being featured in search results, try performing a specific search that matches the criteria of your listing. Remember, Featured Listings rotate among other relevant Featured Listings in the search results. The broader your search, the more Featured Listings your Featured Listing will rotate among. If youdon'tsee your listing as featured in a search that matches your criteria, try refreshing the page, and youll notice the Featured Listings in the search rotate.
Listing Reporting: To check if your listing is being featured by Listing Reporting, login to your StreetEasy account and hover your mouse over Agent Tools, Manager Tools, or Landlord Tools and click on Listing Reporting from the drop-down. From here youll see the ability to view a listing report for your active sale and rental listings. Find the listing that is being featured and click View Report to see how your Featured Listing is performing.

Login to your StreetEasy Account
Hover your mouse over Agent Tools, Manager Tools, or Landlord Tools
Click on 'Listing Reporting'
Find the listing being featured
Click on View Report'
Featured Listing Billing
To view your Billing for Featured Listings login to your StreetEasy account and hover your mouse over Account tab and click on Billing Account from the drop-down menu.
Onceyou'veaccessed your Billing, you will see your Featured Listing purchases at the bottom of the page under Billing Transactions. Youll see the transaction ID, amount, the listing being featured, duration of the feature, and the date of the purchase. You will also see the ability to email yourself a receipt.

How do I create a StreetEasy agent account?
To create a StreetEasy agent account, please go to www.StreetEasy.com and click 'Register' located in the navigation bar on the top right-hand side of the screen. Once you click 'Register' you will see the option to input your email address and create a password (the password must be at least 5 characters). If you're a brokerage has a unique email domain, please use your company email domain.
Once you've created your StreetEasy agent account you should see 'Agent Tools' located in the navigation bar on the top right-hand side of the screen.

View ArticleTo add photos to your listing, simply navigate to your agent/owner tools found in the main navigation bar. Once there, find the listing you want to add the photos to and click on the edit button found next to that listing. From there, select the Photos & Media tab found above the edit form. You will see a few sections on that page, the first one being Photos. Click on the button that says SELECT FILES. You can select multiple files by holding down the CTRL button on your keyboard (Command Button for Macs). After selecting the files, theyll be uploaded one by one until all the files selected are uploaded. You will know it has been completed once you see all of the photos you have selected. Please keep in mind that the file size should be no more than 2MB.Accepted file types: .jpg, .jpeg, .png, and .gifImportant: If your company uses a feed to upload listing information, be sure to not manually update your listing on the site, and update your listing through the feed source.

View ArticleAs long as you are registered on our site, youll have access to our custom boundary tool. The custom boundary tool allows you to find listings within your own desired area. Heres how you can use this tool:First, click on Advanced Options and then click on the picture of a map labeled Create a new boundary to open the custom boundary window. You can drag the corners of this rectangle to your desired shape, drag the shape using the circle in the middle, and create more corners by dragging the smaller squares found between two existing corners. Once you create your shape, give it a name at the bottom, then click Add to continue your search with this boundary. Be sure to run the search after creating the boundary. If youdon'trun the search, the custom boundary will not be saved. You can maintain your saved custom boundaries from your Settings page.

View ArticleFirst, make sure you are logged into StreetEasy. Once you are signed in, you can put your listing on hold by suspending your rental or sale from your Owner Tools. When you access your Owner Tools, you will seean orange 'SUSPEND' button next to the listing you paid for.
Selecting the 'SUSPEND' button will put your listing on hold, which means that the days you paid for will also be on hold until you activate the listing again.

Liberal Sublet Policy: Co-op buildings that have a sublet policy that allows unlimited rentals after 2 or less years of living in the apartment.
Guarantors Allowed: Co-op buildings that allow guarantors to be responsible for unpaid charges.
Co-purchase Allowed: Co-op buildings that allow multiple buyers where one buyer will never occupy the apartment.
Gifts Allowed: Co-op buildings that allow gifts to be used to pay for the cost of the apartment.
Parents Buying: Co-op buildings that allow parents to buy apartments for children in the childs name.
Pied-A-Terres: Co-op buildings that allow owners to live in the unit part-time.

If a bedroom does not meet all necessary requirements, StreetEasy reserves the right to update the listing and notify the listing agent and/or brokerage of the change.
For your information, below are the requirements for a bedroom per NYC Administrative Code 27-2004, -2076, -2058; and MDL 1-4-18:
Definition: A bedroom is a living room used for sleeping purposes.
Size requirements: Generally, a bedroom must have minimum dimensions of 8 x 8 x 8. A bedroom must also have a minimum floor space of 80 sq feetand must be six feet wide at its narrowest part. However, if the apartment contains three or more bedrooms, half of the bedrooms may have minimum dimensions of 7 x 7 x 7.
Lighting Requirements: All bedrooms must have at least one window that opens to a street, yard, or court on the same lot. The window may also open to a balcony that opens on a street, yard, or court. The total area of the windows in the room must at least be one-tenth the floor area of the room. All required windows must be at least twelve square feet in area.
A room may not be counted as a bedroom if an occupant must pass through it to reach other parts of the apartment.

If you are posting MANUALLY (Please see below): Log into your account, (1) Click on Agent Tools Once you arrive at your Dahsboard, (2) Click on listings and find the listing that you would like to alter and then (3) Click on the EDIT link. (4) Go ahead and make your desired changes. (5) Once complete, be sure to click the SAVE TO SITE button at the bottom of the page to submit and save your changes.
If your listings are being sent to use VIA FEED:DO NOT EDIT YOUR LISTINGS ON StreetEasy. Please update your listings via your companys listings department and/or listing management system. Once you do so, your listings will be syndicated to us with your desired changes via your companys Feed.

The owners of the new property pay significantly lower taxes for the first ten years of the buildings life. In some buildings, the abatements could last up to 35 years. The tax amount is adjusted every other year until they reach the appropriate tax amount. This program is typically applied to new construction Class 2 properties (i.e. condominiums and cooperatives) and new construction Class 1 properties (i.e. one-, two-, and three-family dwellings).

StreetEasy has both Sale and Rental listings and lets you search these listings using our comprehensive search capabilities. You can do a basic search using a location, price range and apartment size to populate results.
Advanced options
You can do an advanced search using amenities, proximity to transportation, school zones, estimated monthly payments and much more. The additional search criteria can be found under the "Advanced Options" button. We also give the option to search for buildings that fit the type of building you are looking for (e.g. Doorman buildings, Green buildings, Buildings with elevators, Buildings with parking, etc).
We also have a quick search box, which is located on the upper right hand side of every page. Using the keyword search or the quick search you can search for the following:

Cooperative An apartment building or a group of dwellings owned by a corporation, the stockholders of which are the residents of the dwellings. It is operated for their benefit by their elected board of directors. In a cooperative, the corporation or association owns title to the real estate. A resident purchases stock in the corporation which entitles him to occupy a unit in the building or property owned by the cooperative.
Condop Real estate agents and brokers often use the term condop to refer to co-op buildings that have rules and by-laws similar to that of a condominium. The freedom to sublet, easy board approval, and less stringent rules are characteristics of a condo that have been adopted by a co-op. Closing costs will be similar to that of a co-op (significantly lower than condos) and the buyer will be purchasing shares in a corporation rather than real property.
The legal definition of a Condop is: A building that has been split up to provide both commercial units and residential units. The residential units are controlled by a Co-op corporation and are usually located above the commercial units located on the lower floors. These commercial units are completely separate from the Co-op units and are typically retail spaces, garages or any other commercially oriented businesses.

A: With todays on-demand economy, home shoppers expect immediate responses to their inquiries. Directly connecting you with validated leads by phone is our solution to meet home shopper expectations while giving you the quality leads your business needs to thrive.
Q: How will this new version of Premier Agent work?
A: After a home buyer or seller makes an inquiry on a StreetEasy, Zillow, or Trulia listing (and later RealEstate.com), well verify the lead is actively looking to buy or sell and not yet working with an agent. Well then call you directly to connect you to this validated lead.
When you answer our call, well ask if youre available to talk. If you accept, well introduce you to your new connection and transfer the call to you. Also, an automatic My Agent relationship is established, so youll appear as the only buyers agent on all for-sale listings viewed by the connection.
If you miss the call, well try the next agent as determined by Premier Agent Advertising share of voice. Dont worry we'll try you again with the next connection opportunity. Ultimately, we'll serve you connections in proportion to your share of voice.
Q: How are connections different than the leads Ive been receiving?
A: A connection is a validated lead we have directly introduced you to by phone. Your connection is strengthened with an automatic My Agent relationship, so youll appear as the only buyers agent on all for-sale listings viewed by the connection.
Q: What is a validated lead?
A: Validated leadsaren'tjust any leads a lead is validated to ensurethey'reready to work with you. We define a validated lead as a home shopper who is:
actively looking to buy or sell a home
not yet working with an agent
ready to speak to an agent
Q: What does this mean for me?
A: With this new process, well directly connect you with validated home shoppers by phone. Instead of chasing leads, you have more time to focus on what matters building relationships.
Q: What will I need to do differently?
A: All you need to do is answer our calls. In order to get the most out of your Premier Agent Advertising investment, you should aim to answer our calls at least 75 percent of the time. If you do miss a call, youwon'tlose your place in the queue, and we'll try you again with the next connection opportunity.
Q: Will my lead volume change?
A: Yes, your lead volume may change; however, youll continue to receive leads in proportion to your Premier Agent Advertising share of voice. Were now focusing on quality over quantity. Each lead you receive will be validated, ready to speak to you and directly connected to you by phone.
Q: When will this be available in my area?
A: We will be rolling this out across the U.S. throughout 2018. Check to see if lead validation is available in your ZIP code or call your Premier Agent Business Consultant.
Q: Will this new version of Premier Agent be available for all Zillow Group sites?
A: These changes currently affect leads submitted on StreetEasy, Zillow, and Trulia. RealEstate.com will be added at a later date.
Q: What happens to duplicate leads?
A: Were cleaning up duplicate leads. When we receive duplicate leads (i.e., a single home shopper who submits multiple inquiries on multiple properties without selecting a specific agent), we bundle them together and give them to a single agent.
Q: How do you determine which agent to call?
A: When a home shopper clicks Contact Agent, we immediately start working to connect them directly to a Premier Agent or team based on Premier Agent Advertising share of voice. If an agent misses this call, we then call the next Premier Agent until we successfully make a connection.
Q: What happens to leads who specifically select me from the agent finder on Zillow and Trulia (not available on StreetEasy)?
A: On Zillow and Trulia, if a home shopper selects you from the agent finder, we will attempt to directly connect you over the phone. That lead is yours even if you miss our call. Wewon'tsend that lead to another agent. Well send you notices with contact and follow-up information.
Q: How will you contact me?
A: When we have a validated lead who is ready to speak with you, we call the phone number associated with your agent account. Well call you from (206) 539-0456. We recommend you (and your team members if youre a team leader) save this number as a contact in your phone.
Q: What if I miss a call?
A: We know youdon'twant to be tied to your phone. If you miss our call,don'tworry. Youwon'tlose your place in the queue, and we will call you with the next potential connection.
Q: What if I never answer a call?
A: Youdon'thave to answer every call. However, to receive your Premier Agent Advertising share of voice, you should aim to answer 75 percent of our calls. You will receive the leads who specifically select you regardless of whether or not you answer our call.
Q: What happens when I answer a call?
A: When you answer our call, we have a validated lead who is ready to speak to you. Youll hear a recorded message asking if youd like to connect. If you accept, well give you information about the home shopper then transfer you to your new connection. If you decline, well send the next potential connection to you.
Q: Between what hours will you call me with potential connections?
A: Well call you with validated leads within your time zones normal business hours: Monday through Friday from 8 a.m. to 8 p.m., Saturday and Sunday from 9 a.m. to 7 p.m.
Q: What notifications will I receive about a new connection?
A: When you accept our call, youll receive a text with contact info and property details. After we introduce you to your connection, youll receive a Premier Agent App push notification and the connection will show up in your Premier Agent CRMs inbox.
Q: When will a My Agent relationship be created and for how long?
A: When you answer our call and speak with a new connection, a My Agent relationship is automatically established and will last for 30 days. With My Agent, you will be the only buyers agent listed when your connection visits a listing on StreetEasy, Zillow or Trulia. Unique to StreetEasy, the next time that connection visits the site or app, theyll see an onsite message with your information making sure you know the person you connected with is a buyers agent.
You may send your connection an invitation to extend the relationship. Note: you must send an invitation for each platform. The My Agent relationship does not currently carry over between brands.
Q: How will these changes to Premier Agent impact teams?
A: Team members will receive validated leads based on the routing rulesyou'veset up on our Premier Agent CRM. Without routing rules set up, we will not know which specific team member to call. We recommend using broadcast routing for both email and phone leads. With broadcast, well simultaneously call up to five agents on your team. The first agent to answer and accept gets the connection. Q: Can my team continue using an Inside Sales Agent (ISA)?
A: Yes, you may still leverage your ISA. We recommend using your ISA to strengthen the relationship after a team member makes a new connection by following up with that connection on the team members behalf. If your ISA typically fields every lead, be sure they manually assign each lead to the correct team member so that the proper My Agent relationship is established. Learn more here.
Q: I already use Premier Agent Concierge. How is this different?
A: Premier Agent Concierge will still validate that the lead is actively looking to buy or sell a home and ready to speak to an agent, but will now connect you live by phone.
Q: If I already use Concierge, will you continue scheduling appointments for me?
A: No, we will no longer schedule appointments for Premier Agents with this new process.
Q: Will the Concierge feature Respond First still work?
A: No. Because we are directly transferring validated leads to you, Respond First will be disabled.
Q: How do I know I'm getting what I paid for?
A: The number of leads sent to you will still be based on your Premier Agent Advertising share of voice. We will also email you a monthly report that shows you the total number of incoming leads, as well as attempted and successful connections.
Q: May I opt out and receive leads as before?
A: No. Premier Agents may not opt out of this new process. By directly connecting you with validated leads, were saving you time and helping you build relationships.
Q: What happens to leads whoaren'tvalidated?
A: We will continue to work with leads who are not ready to speak to an agent. They will only be connected to an available Premier Agent once we determinethey'reready.
Q: Will Tech Connect and my third-party CRMs still work?

Reevaluate these third-party routing rules or other customer workflow options within your CRMs so theydon'tconflict with the routing rules you have set up on our platform. Were upgrading Tech Connect so that when you use our routing rules or manually assign a validated lead to an agent, those assignments will flow down to any linked CRMs.

A: Auto-responders, bots, and third-party call centers will no longer work properly for StreetEasy, Zillow, or Trulia leads that you are connected with through phone calls.
